Paying your rent or condominium fees from a screen, without checks or mail, is the principle of MyFoncia. The client area offered by Foncia allows you to choose from several online payment methods, accessible at any time. For tenants or co-owners who are discovering the platform, the process may seem unclear at first glance. Here’s how to proceed concretely, step by step.

Strong authentication and security on MyFoncia: what has changed recently

Before even talking about buttons or menus, it is essential to understand a technical point that conditions everything that follows. Since the implementation of the European DSP2 directive, every remote payment requires strong authentication. In practice, this means that your bank will ask you to validate the transaction using two distinct factors: a password and a confirmation on your phone, for example.

This mechanism also applies to payments made on MyFoncia. If you opt for e-payment by card, expect to receive a notification from your banking app at the time of validation. This is not a bug; it is a mandatory layer of protection.

Another change deserves attention. Since October 9, 2025, banks in the euro zone must verify the consistency between the beneficiary’s name and the account holder of the IBAN during a transfer. If you pay your fees by initiating a transfer on MyFoncia, the name displayed on the IBAN must exactly match the recipient. A discrepancy may lead to a temporary block on the bank’s side. Check with your institution if a transfer remains pending.

To better understand the process of online payment on MyFoncia with Cap Immobilier, it is useful to know these security mechanisms before choosing your payment method.

Direct debit, e-payment, or transfer: which payment method to choose on MyFoncia

MyFoncia offers three payment solutions. Each serves a different purpose, and the right choice depends on how you manage your budget.

Direct debit

This is the simplest option. You sign a SEPA mandate directly from your client area, and your rent or fees are automatically debited at each due date. Direct debit prevents any forgetfulness and late payments.

However, you do not choose the debit date. The amount is taken according to the schedule set by your property manager. If your cash flow fluctuates during the month, this method may pose a problem.

On-demand e-payment

You receive a notification or a reminder, then you manually validate the amount from MyFoncia. You maintain control over each payment: you decide when to pay, within the deadline.

E-payment is suitable for those who want to control each debit. The payment is made by credit card, with strong authentication. It’s quick, but you need to remember to log in regularly.

Transfer initiation

This third option allows you to initiate a transfer from MyFoncia to your manager’s account. The platform redirects you to your online bank to confirm the transaction. No need to manually enter a bank account number: the details are pre-filled.

Have you noticed that a transfer sometimes takes a business day to arrive? With transfer initiation, the timing depends on your bank. Allow some leeway if you pay on the last day.

  • Direct debit: no recurring action, the amount is debited according to the manager’s schedule
  • On-demand e-payment: manual validation by card at each due date, with strong authentication
  • Transfer initiation: redirection to your bank, pre-filled details, variable timing depending on the institution

Disputing a payment on MyFoncia: what the Monetary and Financial Code says

A payment technically validated on MyFoncia is not always legally indisputable.

The Monetary and Financial Code, particularly articles L133-6 and L133-7, distinguishes between technical authentication and the actual consent of the payer. In practice, the use of a payment instrument is not sufficient to prove that you authorized the transaction. If someone accesses your client area and validates an e-payment without your knowledge, you have recourse.

In the case of a debit that you did not initiate, the procedure is clear:

  • Report the transaction to your bank as soon as possible
  • Contact your Foncia manager to report the anomaly on your client account
  • Immediately change your MyFoncia password and check the devices connected to your account
  • Keep all evidence (screenshots, confirmation emails) to support your claim

The bank must refund an unauthorized transaction, unless it proves gross negligence on your part (article L133-23). This framework also protects payments made through platforms like MyFoncia.

First connection to MyFoncia: finding your identifier

Accessing the payment area first requires logging in. Your temporary identifier is provided by your Foncia manager. If you can’t find it, contact your agency directly to obtain your access.

Once this identifier is entered on the first connection page, a confirmation email will arrive in your inbox. Check the spam folder if nothing appears in the following minutes. You will then set your email address as a permanent identifier and create a secure password.

After this step, the payment area becomes accessible from the dashboard. You will find your due dates, payment history, and subscription to the various payment methods. The MyFoncia mobile app offers the same functionalities, with the option to receive notifications before each due date.

The choice of payment method is made only once, directly from the dedicated tab. You can modify it at any time if your situation changes. The digitization of property management also involves this flexibility: adapting the payment to your constraints rather than the other way around.
